We’re often asked, “What does building a custom home actually look like?” Here are the steps you can expect as we build your home from the ground up.

    Determine your budget

    We can’t move forward without knowing your overall budget, so the first step is working with a qualified lender who can help you through the initial loan application.

    Local lenders tend to do a better job than national lenders with personal construction loans, and we work closely with several if you need a referral.

    02Step 2

    Meet with JM Homes

    With your overall budget in place, we work out how much of it can go toward land if you don’t already have it. That means understanding the cost of the home plus land infrastructure like a well, septic, and road.

    Once those costs are clear, you’re ready to find the perfect place to build. Building in an established development? The infrastructure is already included.

    03Step 3

    Contract & build

    Once your plans and amenities are set, your construction loan has closed, and the deed is in your name, we sign our contract and start building.

    You’re part of the team, as involved as much or as little as you like. We work closely with designers and architects if you need inspiration or have questions along the way.

    Move in & warranty

    Congratulations, you’re ready to move in. Your new home is covered by a one-year warranty.

    We make any repairs or adjustments as easy and timely as the construction of your home itself.
