Plenty of families come to us with a piece of land in mind, or the dream of finding one. Before you buy, it’s worth understanding what it takes to make raw land buildable.
Start with your all-in budget
Once your overall budget is set with a lender, we help you work out how much of it can go toward land. That means knowing the cost of the home and the land infrastructure together.
Infrastructure to plan for
- Water: a well, if the property isn’t on a public system.
- Septic: a system sized and designed for the site and the home.
- Road and driveway access, plus site work like clearing and grading.
- Power and other utilities to the building site.
Established developments
If you build in an established development, the infrastructure is usually already in place, which can simplify planning and your budget.
